CRE Demand
Insurance Partners Program

Refer clients who want to unlock the cash from their real estate. Get paid.

Many of your commercial clients own the buildings where they operate. When one of them wants to invest in growth, a sale-leaseback unlocks tied-up equity without a move, a refinance, or new debt. Send them to us and you earn a referral fee upon the close of their sale.

What it is

A referral partnership, and nothing more complicated than that.

CRE Demand buys commercial real estate from the businesses that own and occupy it, then leases it back to them on a long-term basis. You already know which of your clients own their buildings and are looking to reinvest to grow their business. Introduce them, and you are paid a fee when the transaction closes.

Who it is for

Commercial insurance agents and brokers whose clients own and occupy their facilities. You already write the property policy, so you already know the building, the owner, and their goals:

  1. 01If they are looking to grow, they can use the cash in their building to invest in the business. They can open a new location, purchase inventory, or make a new strategic hire, all while adding no new debt and maintaining total ownership of their equity.
  2. 02If they are looking to exit or retire, they should sell their building first, because selling the real estate separately usually results in a higher total sale price. We have built a tool for you to assess this: credemand.com/tools

What it costs

Nothing. No license, no subscription, no minimum volume, and no exclusivity. Join by filling out four simple fields (the form is below) and refer them to us when you have someone worth referring.

You are not advising on the sale and you are not selling real estate. You are making an introduction, so there is no conflict with your insurance relationship.

Referral fees

Paid three levels deep, on every closing.

Ten basis points of the property value (with a minimum of $5,000) on each closed deal goes into a referral pool, split across the chain that brought it in. Refer a client and you take the first level. Refer another agent who brings in a client and you take the second.

The pool
10 bpsof property value

Paid out when the deal closes, not when it is signed and not on a schedule. Second and third level fees keep paying long after the introductions you make.

Fee terms are confirmed in writing before your first referral. Nothing is owed by you at any point.

50%Of the pool

First level

The client you referred closes a deal. This is the fee on your own introduction.

35%Of the pool

Second level

You referred another agent, and their client closes. You are paid on a deal you did not work.

15%Of the pool

Third level

The agent you brought in refers someone else. When that deal closes, you are still in the chain.

Value to your client

Bring your clients an option most of them have never been offered.

Referring a new option for your clients to grow their businesses is worth something on its own. Most owner-occupiers have only ever been shown a mortgage or a line of credit. This gets them more money while adding no new debt and without disrupting operations.

01

A real answer when a client needs capital

Owners come to you when they are exploring ways to fund business expansion, acquire new equipment, fuel market growth, or sell the business. A sale-leaseback turns equity tied up in real estate into liquidity at 11-13x annual rent, without a move or new debt.

02

Realize 100% of the property's value

A bank lends against 60 to 70% of value and adds covenants. A sale-leaseback releases the whole value without covenants and leaves the client operating in the same building on a 15+ year lease with renewal options.

03

You stay the trusted advisor

You bring the option, we handle the transaction, and the client has a pile of cash while keeping their policy and their agent. The property still needs insuring after it changes hands.

Visibility

You always know where your referrals stand.

A referral you cannot see the status of is a referral you stop making. You get told when a deal advances and when it closes, and once a month you get the running total.

Deal notifications

An email when a referred deal moves stage, and again when it closes and the fee is paid.

How we work

What we will not do

Said plainly, up front, in the same way to every partner: Your client relationship is the asset here, and we will never get in the way of that. Your relationship remains yours alone.

We do not touch the insurance relationship.

We do not broker, quote, or place coverage. We only buy real estate. Your client keeps their policy and keeps you.

We go through you, on your timing.

No direct outreach to a client you named until you tell us to make contact.

We say no quickly.

If the property does not work for us, you hear that in days rather than being strung along on a deal that was never going to close.

Nothing is required.

No minimum volume, no territory lock, and no obligation to refer anyone at all.
